The multifamily assets US Residential manages are typically one to three-story garden-style communities. We have managed 100-year-old communities, lofts and high-rises and have extensive background in all multi-family classes. We specialize in existing property repositioning and new property lease up. Our portfolio includes conventional multifamily assets with market rents, senior communities, multiple affordable programs, as well as HUD. Our vast experience includes more than 500 communities totaling 100,000 units located throughout the United States. Our clients include pension funds, public companies, non-profits, public agencies, and private real estate investors.

Loan Origination

C-III Commercial Mortgage LLC, a wholly owned subsidiary of C-III Capital Partners, is a full service commercial real estate lender providing both fixed and floating rate mortgage loans for all multifamily and commercial property types throughout the United States. We also provide mezzanine loans and other subordinate debt financing. Loans originated by C-III Commercial Mortgage have been sold to CMBS securitized transactions, issuers of Collateralized Debt Obligations managed by an affiliate and a proprietary debt fund managed by an affiliate.

In addition, we provide short term bridge loans secured by mortgages on conventional and affordable multifamily properties to be refinanced by loans sold to Fannie Mae, Freddie Mac and FHA through agency lending relationships.

Principal Activities

C-III Investment Management LLC, a wholly owned subsidiary of C-III Capital Partners, currently manages over $3.8 billion in assets. Our investors include some of the largest pension fund plans, university endowments and insurance companies in the United States, as well as private equity firms, private pension plans, fund-of-funds and high net worth individuals.

C-III Investment Management funds focus on commercial real estate equity and debt investments with over $1 billion in capital invested across seven real estate debt funds, three real estate equity funds, one hybrid debt and equity fund and a private REIT. The primary target investments for these funds include commercial real estate equity, distressed commercial real estate mortgage loans, unrated and below investment grade commercial mortgage-backed securities (CMBS), collateralized debt obligations (CDOs), whole loans, B-notes and mezzanine debt.

C-III Investment Management is the collateral manager of five CDOs and the collateral administrator of seven Re-REMICs that collectively own $1.7 billion of real estate debt in the aggregate.

Loan Servicing & Asset Management

C-III Asset Management is one of the largest CMBS Special Servicers in the United States. We are the named special servicer on CMBS and CDO trusts totaling approximately $95 billion in underlying loans with an active specially serviced portfolio over $6.5 billion. As of December 2015, C-III has, in the aggregate, resolved over $42 billion of distressed and non-performing loans which represents over 4,500 assets and 315 million square feet of commercial real estate.

Our senior executives have an average industry experience of over 20 years and are one of the most seasoned loan workout staffs in the country with experience spanning all asset types, property types and loan structures.
